CC&Rs, are typically established by a homeowners association or a similar governing body and apply to all residents within the neighborhood. The purpose of such regulations is to ensure the harmonious coexistence of homeowners, preserve property values, and create a desirable living environment for all residents. Violations of CC&Rs may result in penalties or fines, as they are legally binding contracts that homeowners agree to upon purchasing a property in the neighborhood. Some neighborhoods use restrictions to the extreme to determine if you can keep your boat in your driveway or when you are allowed to put your trash cans out. Each subdivision’s rules are different — so read them carefully.
